Investing in Real Estate has always been the safest and most secure way to build wealth! With the market overall in the country being slow,  now might be an excellent time to invest in real estate. When investing, and  historically, a big part of starting the process is making sure that the financing is in place. Real estate is not like operating a retail store where you buy something wholesale for $10 and sell it for $20.  First, you must identify your goals and determine if you want to rent the house and ultimately, once paid off, have a nice annuity or if you want to flip the property for a more short-term profit. We first attempt to purchase our investments for cash, with the partnership owning the investment outright. This limits mortgage expenses and improves the overall cash flow for the partnerships. Many people who invest in real estate may be in a hurry to pay off the debt or sell the asset, but remember; you are using rental income to help subsidize the mortgage payment or expenses. If you truly have a long-term horizon, you can rest easier knowing that someone else is paying more of the interest and principal each month than you. For rental properties or investment real estate, make sure you are also leveraging all of the tax benefits of depreciation and valid expenses. Our general guideline to either pay cash for our properties or use maximum cash funds against the purchase price to limit our monthly debt expenses ensures sound and appropriate investing.

 

>>>  What are we looking for from you?  Basically, CASH!  Whether you have $25K or $100K. Either you can join others in a partnership to buy one or more properties OR you have funds available and are willing to loan us money, secured by 1st liens on the property!  Here, you become the bank and you receive monthly or quarterly payments of principal and interest at a fixed rate!  Again, your investment is secured 100% with a lien on the asset. This way could earn you 5-10 times the rates banks are paying you!!
